Estimated Full House Renovation Cost Ranges
Every home is different, so treat these as rough planning ranges rather than quotes. Based on typical whole-home projects in Singapore, estimated costs generally fall into three tiers. A lighter cosmetic renovation — painting, vinyl or overlay flooring, basic carpentry, lighting and some fixture replacement — often lands in the region of S$30,000 to S$50,000. A moderate renovation that adds significant carpentry, a kitchen overhaul, bathroom upgrades and partial hacking commonly ranges from about S$50,000 to S$85,000. An extensive renovation with major hacking and reconfiguration, full carpentry throughout, complete rewiring and plumbing changes, and premium finishes can move from roughly S$85,000 to S$140,000 or more.
Final pricing always depends on scope, materials, site condition, unit type and size, and homeowner selections. A proper quotation should be based on the actual site condition and an agreed scope of work — not a template price list.
What Drives the Cost Up or Down
Five factors move the number more than anything else. First, hacking and wet works: removing walls, changing bathroom or kitchen layouts, and re-tiling are labour-intensive and affect waterproofing, plumbing and approvals. Second, carpentry: built-in wardrobes, kitchen cabinets, feature walls and storage are usually the single largest line item in a full home project. Third, electrical and plumbing works: older homes often need rewiring or new piping, which is priced by points and runs. Fourth, materials and finishes: the spread between a laminate and a natural stone surface, or vinyl and tiles, is significant when multiplied across a whole home. Fifth, site condition: uneven floors, hidden pipe issues or previous renovation shortcuts only surface once work starts, which is why a site visit matters before committing to a price.
HDB Flats vs Condos vs Landed
The property type changes both the rules and the cost structure. In our experience, kitchens and bathrooms deliver the most day-to-day value per dollar, because they combine wet works, carpentry and fittings in the spaces you use hardest. If you need to phase your budget, it is usually better to do the kitchen and bathrooms properly once than to spread the budget thinly across every room. Cosmetic items like paint and lighting are easier to upgrade later; embedded works like piping, wiring and waterproofing are not.
How to Get a Realistic Quotation
Share your floor plan, a list of what stays and what goes, and photos of the current condition. Be upfront about your budget range — a good contractor will tell you honestly what fits within it and what does not, instead of quoting low and adding costs later.
